Real Estate Developers and Their Roles

The population of the world is increasing day by day and the land is getting scarce. Therefore it is very essential to use the land available in a perfect manner. This is actually the role of Real Estate Developers/Builders. They mostly buy the land and get it constructed from the leading builders in a fixed cost. After this, the development, maintenance and repair of the property are done by the real estate developers. They also do the marketing of these properties and either sale them or put them on rent or lease. They also deal in purchase and sale of raw land.



The Real Estate Developers take help of city planners, engineers, architects, contractors and surveyors to design the best residential and commercial properties. They provide office for rent and office for lease to the businessmen. The Lease money either includes maintenance, insurance and tax charges etc (Gross lease) or exclude them (triple net lease). The rent for the offices is decided on money per floor- area- time basis.



The Building Owners and Managers Association has classified the offices into Class A, Class B and Class C according to the facilities available to the tenants or buyers. Class C offices are the cheapest ones with basic facilities and minimum rent while Class A offices are luxurious and are expensive.



Therefore hiring a real estate developer is suggested when you are searching for a property perfectly suiting your purpose and budget. Most of the people in the real estate business are very competent and work for customer satisfaction.
